Before You Buy the House, Try On the Neighborhood 

When you're looking for a home, it’s easy to fall in love with a house. The kitchen is perfect. The backyard checks the box. You can already picture where the furniture will go.

But here's something I encourage buyers to remember, you aren't just buying the house. You're buying your everyday life in that neighborhood.

And you can't really understand a neighborhood from a 30-minute showing.

Drive It at Different Times of Day

Once you've identified a few neighborhoods you like, go back—and not just on a quiet Saturday afternoon.

Drive through in the morning when people are leaving for work and school. Come back around school dismissal when buses, parents, kids, and neighborhood traffic are moving. Then visit again in the evening when people are home.

Pay attention to what you see.

Are people walking dogs? Are kids riding bikes? Are neighbors talking across driveways? Is street parking plentiful or packed? How busy is that nearby road at 5:15 p.m.? Can you easily get in and out of the neighborhood?

These little observations can tell you far more about what it might actually feel like to live there.

Test Your Real Commute

Google Maps may say your office is 22 minutes away—but is that at 11 a.m. or at 7:45 on a Tuesday morning?

Before buying, test the routes that matter to your life.

Drive from the neighborhood to work during your normal commute. Check the school route. Try the drive to your gym, church, favorite grocery store or the places you visit regularly.

And don't forget your weekends. If being able to quickly get to the mountains, trails, Historic Downtown Littleton, restaurants, or light rail matters to you, those should be part of your decision too.

The right house in the wrong location can get old quickly.

Go to Open Houses—Even Before You've Found “The One”

One of my favorite ways to learn a neighborhood is also one of the easiest: visit the open houses.

You don't have to be ready to buy that house. Open houses give you an excuse to explore streets, compare home styles and values, see how properties have been updated—and sometimes meet the people who already live there.

If you happen to run into a neighbor, ask:

“What do you love about living here?”

Then listen.

Neighbors will often tell you about the things you won't find in an MLS description—the annual block party, favorite walking route, where everyone grabs coffee, how long people tend to stay, or simply what makes their street feel like home.

Spend an Hour Instead of Just Driving Through

If you're serious about an area, park the car.

Walk a few blocks. Grab coffee nearby. Visit a park. Walk to Main Street if that's one of the reasons you're considering the area. Try the trail you think you'll use every Saturday morning.

Colorado offers very different lifestyles depending on where you land—from historic and walkable neighborhoods near Downtown to established suburban streets and areas closer to trails and the foothills. The goal isn't to find the neighborhood someone else says is “best.” It's to find the neighborhood that fits the way you want to live.

Make This Weekend a Neighborhood Tour

Instead of scrolling through listings all weekend, go experience a few neighborhoods for yourself.

Pick three or four that are in different neighborhoods. Drive the surrounding streets. Walk around. Explore what's nearby. And while you're there, take note of which neighborhood makes you think: “I could see myself living here.” Those feeling matters.
