Do I Need A Home Inspection

I always encourage home buyers here in the Denver area to have a Home Inspection done prior to closing. Most buyers are excited and ready to move their furniture into their new home. However, once you have lived in the property for awhile you start to discover little things that need attention. Some are small and some much larger. Either way, this requires time, effort, and money.

A home Inspection is not a guarantee, but it is useful information to assist the buyer in making a quality decision on the most expensive purchase they will probably make in their life.

So how does this process work, and what can a buyer expect. Your Realtor can help refer a Home Inspector to you. 

Consider the following when choosing a Home Inspector.

1. Chose a Home Inspector that is associated with ASHI and/or NAHI. These associations have a published Standards of Practices and Code of Ethics. 

2. Make sure the Inspector is fully insured.
3. A home inspection is an objective visual examination of the physical structure and systems of a house, from the roof to the foundation.
4. 
A professional home inspection is an examination of the current condition of a house. It is not an appraisal, which determines market value.
5. 
The standard home inspector’s report will cover the condition of the home’s heating system; central air conditioning system (temperature permitting); interior plumbing and electrical systems; the roof, attic and visible insulation; walls, ceilings, floors, windows and doors; the foundation, basement and structural components.

o house is perfect. If the inspector identifies problems, it doesn’t mean you should or shouldn’t buy the house, only that you will know in advance what to expect. If your budget is tight, or if you don’t want to become involved in future repair work, this information will be important to you. If major problems are found, a seller may agree to make repairs.
