Denver Home Prices At ALL Time High

Denver-area home-resale prices rose an average 9.1 percent in March from a year earlier, and also were up 1.4 percent from February, reaching an all-time high level, according to the latest monthly S&P/Case-Shiller Home Prices Index.
The Denver area’s year-over-year price gain was the same as in February, and marked the 15th straight month with a year-over-year price increase of 8.9 percent or more, the report said. Denver metro area home prices were up 9 percent year-over-year in both January and December 2013. But while home prices in metro Denver edged down 0.1 percent between January and February, they rose a robust 1.4 percent between February and March, topping the average gain for 20 cities tracked by the closely followed Case-Shiller report series from S&P Dow Jones Indices LLC, based on non-seasonally-adjusted data. Denver’s Case-Shiller home price index for March was 148.20, meaning that local home resale prices averaged 48.2 percent higher than they were in the benchmark month of January 2000. That level topped the previous high for Denver of 147.3, set in September 2013. (Check the table at the end of this article for Denver home-price data going back several years.) March was the 27th consecutive month with a year-over-year gain in Denver prices, according to Case-Shiller data. Across all 20 major U.S. cities that Case-Shiller covers, home prices rose 12.4 percent in March from a year earlier, following February’s 12.9 percent year-over-year gain. Month to month, prices rose 0.9 percent in March from February levels across the 20 cities. According to Case-Shiller, the greatest year-over-year price gains were in Las Vegas (up 21.2 percent) and San Francisco (up 20.9 percent).
