Dangers For A For Sale By Owner

Many people think that selling a home is easy and the commission given to a real estate agent is excessive and as such try to list their home by themselves.

There are so many reasons to not sell your own home.  Its probably the biggest investment you have and not using a professional is a big mistake.

FSBO’s sell for less:  Homes sold with the help of a real estate professional in 2006 sold on average for 32 percent more than FSBO sales.  That is a huge financial reason so hire a real estate agent to sell your home.  Buyers’ agents often avoid placing offers on FSBO homes, effectively limiting your potential buyer selection.  If buyer agents are not showing FSBO to their clients than they will never be seen.  Most FSBO success stories are successful because the seller knew the buyer or vice versa and are based on the sellers perceptions not reality.  Homes that are sold FSBO are typically on the market for on average 8 weeks longer than a regular home sold through an agent.  A FSBO really doesnt understand marketing, home signage, and advertising.

There are also safety reasons to think twice about being a FSBO. Lets be honest this month there was a huge attack by a gunman in a bar in Orlando. The world out there is crazy.  For real estate agents we work hard to keep ourselves safe by setting up showings through a service that verifies we are agents. We also only bring in qualified buyers who have been through some form of security through the lender. We have a number of other tools that lets our loved ones and offices know where we are and what we are doing. FSBO are a definite target for robberies.  Thieves will prey on a FSBO posing as a potential buyer.  I could go on and on about security issues now with selling your own home.

Than the common slogan "Time is money, Money is Time." The average listing takes 80 hours of open houses, marketing time and preparation time to get the home actually sold. The cost to prepare and market a home has shot through the roof.  Realtors have several tools that sellers and buyers do not have.  It costs a lot of money to sell a home and remember Realtors dont get paid until they sell the house.
