Patience- My experience is that a Real Estate agent must be patient- most clients looking on line are looking to the future- it could be months or even years. This is absolutely ok! Building a pipe line in sales is crucial. I have clients who have been on my website www.carlsellsdenverhomes.com for an extended period of time, have looked at thousands of properties. This is great because they continuously return to search for homes on my website and they are seeing my marketing every time they do a search. Eventually, I believe the majority will call me when they end up buying or selling.
Maintain contact- Do not overwhelm them with information- send an email within 24 hours of their visiting your website, if they leave a phone number attempt to reach them by phone within the first 24 hours leaving them 3 messages in 3 days if they do not answer. Then reach out to them again in 7-10 days. Then maintain contact with bi monthly emails of new listings that they might be interested in and a phone call 1 time per month.
Schedule a meeting with them- It is important to meet them face to face when you can. Ask them for a cup of coffee, visit them at their home, ask them to come to your office. Anything to build personal relationship with them. This has a lasting effect. (hopefully a positive one).
In review- Lead programs are generally not an immediate gratification process- realtor's get frustrated to quickly and give up on them too soon. Allow a 6 month commitment and then evaluate number of leads, number of contacts, etc and decide if it is the correct program for you.
