There are some basics steps to take when deciding to purchase a home.  Some of the considerations are price, location and financing.  Many choices abound on all of these and care must be given to make the right choices for you and your family.  Purchasing real estate can be complicated but here are some basic steps to help you understand the process.  It is also advised to seek the help of professionals to assist with the process.

First is determining how much you can afford.  Add all your monthly bills, try to include everything including recreation and see what is left over.  Is there enough left to cover your estimated house payment.  Remember the rent or house payment you are making now will go towards your new payment.  A mortgage broker can help calculate this number.   In today‚Äôs market it is best to be pre-qualified before beginning to shop for a home.

Now it is time to choose a real estate agent.  The role of an agent is to be your advocate and help protect your interests through the buying process.  The agent, along with your help and ideas of what you are looking for, will search out these properties and schedule showings.  When you have made the decision to purchase a home the agent will prepare contract documents and review them with you.

After you have a contract to buy a home you need to have the home inspected.  Be sure to attend the inspection.  You will also make your decisions on a mortgage.  When these are complete and satisfactory, go to the closing of your new home.

This is a very simplified example of the buying process.  Before buying seek assistance and understand the ins and outs of the transaction.  Seek help from professionals to guide you through the purchase.  Below is a link to a more thorough explanation of the process.
