Beware Homeowners

Just recently I put a friend of mine mother’s home on the market to sell. This lovely home was well kept over the past sixty three years.

She and her deceased husband were the original owners. Now at 85, she decided to sell and move into her son’s home.

Within two days of being on the market this quaint little home was under contract for full price. Although the home was well cared for, it still was a 63 year old home.

We anticipated things such as electrical, plumbing would come up on the inspection which they did.

In addition the furnace, although not that old, needed to be replaced due a leaky humidifier. It had rusted the internals of the furnace.

My friend was very proactive and wanted to help his mother. He found a HVAC contractor on Craigslist. The person indicated he was a licensed and insured contractor.

All was going to plan until the electrical inspector asked if a permit was pulled for the installation of the furnace. When we confronted the contractor he said he wasn’t responsible for a permit and the homeowner should go have one pulled through the city of Denver. Did I mention the homeowner is 85.

Needless to say no other furnace contractor will pull a permit or warranty another company’s installation. Further insult to injury, we discovered the installation was poorly done and not to code.

The seller ended up having to replace a brand new furnace with another brand new permitted furnace.

Whenever you hire any contractor, make sure you verify these things:

  • Licensed in the city that they will perform the work.

  • Proof of insurance.

  • Check references such as past clients and online reviews

  • Scope of work provided. What they will and will not provide.

Beware; there are devious people out there that will take advantage of you, even if you’re 85!
