5 Tips For First Time Home Buyers

Buying a home can be overwhelming and that’s why it’s important to do your research and work with someone you trust. A Realtor® can help guide you through any situation with confidence and to get you started, here are a few tips for buying your first home.

  • Know Your Budget – Take a look at your current monthly income and decide how much you’re willing to dedicate to a mortgage payment. This number will be key when you start factoring in additional costs like property taxes, insurance premiums, homeowners insurance, homeowner’s' association dues, etc.

  • Figure Out Your Down Payment –How much money do you have available for a down payment? Twenty percent of your home purchase price is often considered the industry standard but there are other options available. There are several loan programs offered depending on credit but keep in mind that most loans that offered for lower down payments have additional insurance premiums that will increase your monthly payment.

  • Work With A REALTOR ® – Not only will a REALTOR ® work to meet your needs, but they’ll have great insights into taxes, schools, and new developments in the neighborhood. A REALTOR ® must also hold to a code of ethics that swears to treat all parties “fairly and honestly”.

  • Hold Off On Large Purchases –Avoid taking out any loans, such as a car loan or lease, or making any large purchases on your credit cards. These activities can may impact your debt-to-income ratio and affect your ability to qualify for a loan.

  • Talk To A Lender – Your agent can recommend several lenders to choose from as buying a home can be one of the largest financial purchases you ever make.
