Congratulations! You’ve booked a showing (or a few!) for your home. By this point, you have deep cleaned, de-cluttered, and removed all personal belongings to allow your potential buyer to truly envision themselves within the space. You have probably done a few small upgrades as well, based on recommendations from your Realtor and/or stager. 

After all this hard work, you may be wondering: is there anything else you can possibly do to help boost your home’s appeal? The answer is, “yes!” These tricks may seem small, but they can mean the difference between a pass and an offer on your home. Before you clear out for the showing, run through this list to add some finishing touches on your home for sale. 

7 Last Minute Staging Tricks to Sell Faster

1. Buy a Welcome Mat

If you don’t have one already, put a welcome mat in front of your door. Keep it simple and elegant. Practically, it can absorb some of the dirt that would otherwise be tracked in by visitors. Symbolically, your mat conveys an important message to your guests: they are welcome in! 

2. Place Fresh Flowers

Vases of fresh flowers not only look welcoming and attractive, they help create a pleasant scent in the air. Plants and flowers have also been shown to reduce feelings of anxiety and stress-feelings we may know too often when in the process of selling or buying a home!

You will want to avoid flowers that have an overpowering aroma. Lilies and peonies, for example, may be too perfumed to suit every taste. Likewise, you don’t want to overdo your floral arrangements. One pretty vase of tulips on the dining table is often enough to brighten up the space.

Note: dying flowers will have the opposite effect. If your vase of flowers is wilting, replace them with fresh ones or discard the arrangement all together. If you find yourself having to replace your flowers too often, bowls of fresh fruit, like oranges, are a good alternative that won’t need to be changed quite as frequently.

3. Freshen the Bathrooms

On the subject of smells, a little fresh cleanser in the bathroom just before a showing will help enhance the perception of cleanliness. A capful of bleach down the drain is one option, but you will want to use caution with this substance, as it can create toxic fumes or potentially damage a septic system. 
 

Instead, try spritzing and cleaning the mirrors with Windex and wipe down surfaces with a citrus cleanser. Just be sure to check the labels of your cleansers for any possible interactions.

Also, don’t forget to fluff hand towels and replace toilet paper with fresh rolls. 

4. Remove the Trash Can

As annoying as it can be to have to keep moving your trash can for home viewers, it is worth it. The last thing you want is to drive away a buyer with odors from your garbage, or potential pests that are drawn to it. Put it in the garage or somewhere else out of sight. 

5. Open the Blinds

Natural light opens a space and can make it feel bigger, brighter, and warmer. Windows opening to beautiful views also create a sense of unity with the outdoors, which is a growing trend among homeowners in 2022. Even if your showing is at night, draw the blinds up to open up the space. 

6. Turn on All the Lights

Now that you’ve let in all the natural light you can, turn on every light in the house. This will further illuminate the home and make it feel more open. It will also provide reassurance to buyers that things are working within the house. 

Note: Just like wilted flowers, burnt out bulbs or faulty fixtures will have the opposite effect. Make sure to replace burnt out bulbs and, if you have a fixture you were not able to repair before the showing, leave it off. 

7. Adjust the Thermostat

Many of us endure slightly less-than-comfortable temperatures to save a little on our utilities. But don’t cheap out when it is time to show your house. Imagine the relief you feel in the summertime when you go from the muggy air into a beautifully air-conditioned restaurant or store. Or, if it is winter, remember the comfort of thawing out by a warm fire after spending an hour shoveling snow. 

You want to instill these feelings in your potential buyers. In hot temperatures, lower the thermostat a few degrees so that the air is crisp and fresh. This will also help make the home feel cleaner overall, since humid air can give the impression of wetness or stickiness. 
 

In colder temperatures, make sure guests are greeted with warmth that is toasty, but not sweat-inducing. They should be comfortable enough to leave their jackets on for fifteen minutes or so while warming up from the winter chill outside.
