DOWN PAYMENT ASSISTANT PROGRAMS   There are several down payment assistance programs that help buyers get into homes.   These are all worth discussing with a lender so call me for a referral.

1)  The NHF Platinum homebuyer assistance program currently provides eligible families and individuals with a grant that can be used towards the down payment or closing costs.         

NHF Platinum Program highlights include:
  • Down payment assistance grant that does NOT have to be repaid • No first-time homebuyer requirement • Conventional, FHA, VA and USDA mortgages eligible • Available for the purchase of primary residences, including agency approved condominiums and planned unit developments • Available in Oregon, Washington, Idaho and Colorado   The NHF is a non-profit organization that has $8.6 billion dollars to grant and has been in existence since 2002. Don’t miss out on the opportunity to help your customers get into a home this year!    
2)  You can buy again after Bankruptcy and/or foreclosure.
 
Chapter 7 Bankruptcy – FHA/VA/Conventional loans – 2 years from dismissal or discharge date   Foreclosure/Deed in Lieu -  
VA – 2 years from dismissal or discharge date
          
FHA-  3  years from dismissal or completion date
                              
Conventional-   7 years for foreclosure  4 years deed in lieu
   
3)  Denver MMA Program
     PROGRAM FEATURES:  Down payment program can be combined with VA and FHA 30 year fixed rate mortgages  Minimum 640 credit score and a maximum 45% debt- to-income ratio  Property must be within the city limits of Arvada, Aurora, Brighton, Centennial, Dacono, Edgewater, Englewood, Golden, Lakewood, Littleton, Parker, Sheridan, Wheat Ridge jurisdictions  This is a grant and not a second mortgage  Homebuyer education required  Owner occupied homes only  No first time home buyer requirement  Income restrictions apply. Ask lender for details.     I have worked with several buyers who have taken advantage of these programs.   With sellers helping offset some of the closing costs it is possible to buy a home with very little out of pocket funds.
