Access: A key component in getting your home sold!
So you have decided to sell your house. You have hired a real estate professional to help you with the entire process and they asked you what level of access you want to provide to potential buyers.
There are four elements in a house for sale quality. At the top of the list is access, followed by condition, funding and price. There are many levels of access that you can provide your agent to show your home.
Here are five levels of access you could give to a buyer with a brief description :
Safe at the door - This allows buyers the ability to see the house as soon as they have knowledge that the house is for sale or at your convenience.
Providing the house key - Although the buyer's agent must stop by the office to pick up the key, there is a little delay to be able to show the house.
Open access with a phone call - The seller can show it only with a phone call.
By appointment only (for example: 48 hours in advance) - Many of the buyers who are relocating for a new career or promotion start working in that area before buying their home. Often they like to take advantage of their free time during their working hours (as well as their lunch break) to see potential homes. Because of this, they may not be able to plan with so much time in advance, or they may not be able to wait 48 hours for them to show the house.
Limited access (for example: the house is only available on Mondays or Tuesdays at 2 pm or only for a couple of hours a day) - This is the most difficult way to show your home to potential buyers.
In a competitive market, access can make or break your ability to get the price you are looking for or even sell your house at all.
