Thinking about buying real estate, trying to get the best deal?  Don’t start with “I will call the listing agent directly to skip the middle man.”  The listing agent has a duty and responsibility to his/her client to seek the highest possible price best possible terms for the seller in other words buyer beware “everything you say CAN and WILL be used against you in negotiations.”  Sometimes buyers think going to open houses is great for looking at property with no commitments, but be careful what you say out loud listing agent is trying to get their client top dollar.   
Another common misconception “if I go to the listing agent directly I will save the commission.”  Before a property is listed the listing agent and the seller agree to a commission, usually the listing agent will agree to share his/her commission with a cooperating buyer’s agent if there is no other agent then listing agent gets to keep all the commission and the buyer did not get someone to negotiate on their behalf.  “Dual Agency” is not allowed in Colorado as it would be impossible for one person to advocate the best interests of a buyer (trying to pay the least possible money) and the interests of a seller (trying to get the most possible money) at the same time.
