Another common misconception “if I go to the listing agent directly I will save the commission.” Before a property is listed the listing agent and the seller agree to a commission, usually the listing agent will agree to share his/her commission with a cooperating buyer’s agent if there is no other agent then listing agent gets to keep all the commission and the buyer did not get someone to negotiate on their behalf. “Dual Agency” is not allowed in Colorado as it would be impossible for one person to advocate the best interests of a buyer (trying to pay the least possible money) and the interests of a seller (trying to get the most possible money) at the same time.
