Denvers Real Estate Market Shifts To Buyers Advantage

The inventory of active listings at the end of August stood at 9,144, up 2 percent from July's inventory of 8,967 and below the 9,560 properties available in August 2014.


Given the reluctance of many families to uproot their children once school starts, home sales typically slow in August and through the fall.


Additionally, recent stock market volatility and seasonal trends may give buyers better financial options and more time to make purchasing decisions entering the fall.  The recent stock market correction could offer benefits to prospective buyers. "A temporary drop in demand by those negatively affected by the stock market instability might be just what the would-be buyers need to gain the advantage in a market that has given sellers the upper hand so far this year," says Jonathan Smoke, chief economist for realtor.com, adding that postponement by the Fed due to the market correction could extend accessibility of attractively low mortgage rates.


Slower activity should work in favor of buyers and tame some of the double-digit price gains seen locally.
