DENVER ā€“ While it might be debatable as to whether or not Denver fits the whole college town bill, the Mile High City nevertheless made RealtyTrac's list of the top 10 college towns for flipping properties.

The list was ranked based on average gross return on investment percentage for single-family homes flipped in the town during the first eight months of 2014. Minneapolis topped the list, followed by Seattle, Lincoln, Nebraska, and San Francisco. Denver came in at No. 7, with an average $103,658 profit on flips and 45.86 return on investment.

Akron, Ohio, meanwhile, was ranked the top town for buying rental properties, followed by Trenton, N.J., Gainesville, Fla., and Cincinnati.
