With existing home inventory low many buyers are considering building from the ground up.  So many builders with different models and features, how does one choose?  This is one of the biggest purchases a person can ever make, unlike a car or jewelry there can be great financial rewards or consequences of this exciting decision.  Homeownership is the first step in accumulating long term wealth and should be treated as any other investment.  Would you invest $300,000 in the stock market without consulting a financial planner?  Before you visit the exciting model homes hire an agent experienced in your area that specializes in new home construction.     
Luckily new home builders offer a commission to real estate agents that bring buyers, so your agent’s commission will be paid by the Builder, not by you.  Always remember the very nice salesperson at the model home works for the Builder and must represent the best interests of the Builder.  Basic rule of negotiations “the person with the most information wins” your agent will be a buffer between you and the builder only offering information that will not affect your future negotiations.  Most communities have multiple builders building similar homes at similar prices, an agent that specializes in new home construction will listen to your individual wants and needs and guide you to the home that best fits your needs.
