Some homeowners associations have had difficult times collecting dues or did not plan for unexpected repairs to common areas, causing hardship. When buying into an HOA be sure to ask for financial documents to help avoid an unwanted financial surprise, as the board tries to recover the deficit.
Inquire to how the HOA is managed. Some associations are professionally managed and others are non-professionally managed. Many HOAs have an over seeing governing board comprised of members from the neighborhood. They also have boards that enforce restrictive covenants, for example an architectural control committee. Ask how your HOA is managed and by whom.
Some HOAs are very strict and allow very little to be done around the outside of the home. Some even restricting the colors to paint a house, the types of shrubs, and roofing materials. All of these considerations should be addressed before purchasing your home. Be sure to get copies for all items pertaining to the neighborhood (HOA) your thinking of buying in and read them thoroughly. Your Realtor can assist you with getting the documents you need.
