CASTLE ROCK RESIDENTIAL HOUSING WEEK IN REVIEW FEBRUARY 27TH
The Castle Rock housing market week in review shows homes in categories based on the current housing market conditions. The number of newly listed homes in Castle Rock remained flat this week in the mid 30's. The big jump in newly listed homes occurred two weeks ago when newly listed homes climbed from 6 to 36. The homeowners looking to sell in Castle Rock are getting a jump on other metropolitan areas knowing the potential financial advantage of a less competitive sellers environment. You can count on seeing an increase in new homes hitting the market each week as we enter the spring season.

There was minimal change in homes going under contract as well as expired and withdrawn listings. The number of homes sold for the week more than doubled from 21 the previous week to 47 this past week.
The average number of days on the market for the homes that sold during the week was 56. Ten of the homes sold this week in Castle Rock took more than 100 days to sell, all but one of these homes needed to settle for a lower price before going under contract. Homes priced correctly are still moving fast, so be prepared in the event you get an offer immediately.
Expired listing remained the same. Sellers are still taking advantage of inventory shortages with modestly inflated asking prices. Be sure to consult with your agent on proper pricing in your neighborhood. No seller wants to be a statistic in the Expired category.
