Castle Rock New Home Neighborhoods
With the explosive growth in metro Denver the last couple years and the hot real estate market, new homes are sprouting up all over the region. With the mountains blocking growth to the west, the south end of the metro area is considered the most desirable for a number of reasons. And why not? Excellent Douglas County schools. According to Forbes magazine, Douglas County is one of the top 10 wealthiest counties in the US by median income and the only one in the western half of the country besides the federal government center in Los Alamos, NM. The Denver Tech Center, metro Denver's largest business area, can only expand southward (now including Meridian and expanding south of C-470). The higher elevation allows for more varied landscapes including large areas of ponderosa pine trees.
All of this has made the city of Castle Rock a center for growth and Money magazine rated Castle Rock as the #4 best place to live in 2014. As one of the few suburbs of Denver with a core downtown, Castle Rock retains the charms of a small town while having all of the conveniences of a major city at its doorstep and I-25 as a major access point running through the center of town guaranteeing easy access north to Denver and south to Colorado Springs. Here is a summary of the new home neighborhoods in Castle Rock:
The Meadows: On the northwest side of Castle Rock (west of I-25), this neighborhood has seen tremendous growth over the past decade and is the closest neighborhood to the mountains. Most new homes are between $350,000 and $500,000. The Meadows area is popular for its proximity to the Castle Rock Outlet Mall, miles of open space trails, the Grange Cultural Arts Center, easy access to the Denver Tech Center, and Red Hawk Ridge golf course.
Terrain: On the northeast side of Castle Rock, the Terrain neighborhood is attractive for its rolling hills since its nestled in a small valley along McMurdo Gulch. It is also a quick 5 minute drive to downtown Castle Rock. New home prices are very similar to the Meadows. Homes start around $350,000 and go up well over $500,000.
Crystal Valley Ranch: On the far southern end of Castle Rock and just east of I-25, Crystal Valley Ranch is attractive for its expansive western views, easy access to I-25, and 5 minute drive to downtown Castle Rock. The Plum Creek golf course is between downtown and the area. Not as large as either the Meadows or Terrain, homes are again a very similar price to the Meadows and Terrain. As a comparison for a similar home, it might be about 5% cheaper than the northern neighborhoods, but that is a big generalization and not always accurate.
Cobblestone Ranch: In the far southeast corner of Castle Rock, Cobblestone Ranch is in a setting very similar to the Terrain neighborhood. It is attractive for its proximity to highway 83 up to Parker and also being the most affordable new area in Castle Rock. Home prices here will be about 10% cheaper for a similar home than in Terrain or the Meadows.
There are many other smaller and certainly more exclusive neighborhoods with new construction as well. Castle Pines, on the far northwest side is a beautiful gated area with homes from $400,000 to the multi-millions. Cliffside is a fabulous neighborhood with new homes on the northwest side closer to I-25 than Terrain. Some of the home sites have fantastic views over Castle Rock and the front range. Homes here with the views start about $700,000. Horseshoe and Timber Ridge are also some smaller neighborhoods with new home construction.
