AirBnB Rules Tighten In Colorado

Old news that is being brought up as a reminder to those of you who want to take advantage of AirBnb and have a second home in Boulder. In an article by Erica Meltzer of the "DailyCamera.com" posted September 15, 2015, "people who own second homes in Boulder and, on the other end of the spectrum, people who themselves are renters will not be able to rent their homes on a short-term basis. Those are the terms of a short-term rental ordinance passed by the Boulder City Council 8-1."

This effort is to give people a way to earn some extra money off their property while ensuring that most rental housing remains available for long-term renters. Those who work and study in Boulder. The ordinance requires everyone who engages in short-term rentals to have a rental license and requires that the rental license number be included in the listing. The ordinance also makes advertising a short-term rental evidence of engaging in the practice for purposes of enforcement.

Denver is not far behind from proposing an ordinance itself. In an article posted "Denver Readies rules for Airbnb, VRBO owners as multi-property owners push back" onThe Denver Post by Jason Blevins, "It is very likely that a primary-residence owner uses the opportunity for short-term rental revenue as a ways to help pay the mortgage or pay the bills. But a person who comes in an buys up a multi-unit place and rents them all for the short-term has reduced the inventory of what might be affordable housing."

"The primary residence rule will prevent property owners from building a short-term rental empire."
