5 Tips For Selling Your Home Fast

Let me share with you a few of the things I do to get my client's homes under contract, fast. Some of it can be chalked up to luck, but a majority of it is hard work, competitive pricing, my top-notch marketing plan, and home staging.  Here just a few of the things I recommend that will get your home sold in as little as three days and get you your asking price.


As home owners we often see all the wonderful things about our home and put a price tag on all the improvements we've made, big or small. This, in some cases, equals a dollar amount that is more than the true market value. Trust the comparative market analysis (CMA) provided to you by your agent when you are deciding on a list price. Sorry, but the comps don't lie. Buyer's may love your home, but if it's over priced in a market where they have other options you'll never even get them in the door. Price your home competitively and you'll likely get multiple offers above asking price.


As a potential buyer walks through your home they will imagine their belongings filling the space, but only if it's clean and decluttered. Every buyer I've worked with, including myself, has put in an offer based on how it made them feel. If there's any 'ick' factor they are less likely to put in an offer at all. I suggest deep cleaning your house from top to bottom such as getting the carpets cleaned and getting the window professionally washed. Also, deep cleaning baseboards, bathrooms, and clearing countertops and closet clutter. I like to put my clients on the 'one box per day' program. I advise them to pack one box a day, nicely line them up in the garage, or better yet, rent a storage unit. By closing day they are packed and ready to move. 


Make any necessary home improvements. Patch walls, repaint out dated rooms, fix broken windows, fix broken doors, replace burned out light bulbs, etc. Don't leave any thing undone that may be perceived as neglect. You want your listing to appear care for and maintained. This is very important to getting top dollar on your listing.


A neutral palette of color and decor is the best aesthetic for staging your home. If you have bold paint colors, unusual decor, or funky patterns going on you'll want to consider switching these items out or repainting with neutral colors, such as taupe, "greige", or white.  In addition to neutralizing your home you also need to de-personalize the space. Remove most of your personal pictures, kids toys, monogramed decor, and items belonging to your pets. You want your house to be a blank canvas for buyers so they can imagine themselves living there.
