CLEAR THE CLUTTER -- Before putting your home on the market it's time to clear out the clutter that has accumulated over the years. Don't let the process overwhelm you - tackle one room at a time sorting items into three piles: Keep, Donate and Toss.
GET PACKING -- You don't want to pack EVERYTHING in your home but it will help to "clear the clutter" if you start packing items you want to keep but won't use for a while, things like out of season clothes and sporting equipment. This is also a good time to pack away sentimental and valuable items. The packing process will help potential buyers better visualize the home as their, allowing them to picture themselves and their belongings in your home.
KNOW THE LOCAL MARKET -- Work with your local REALTOR to gain an understanding of what similar homes in your neighborhood are selling for. This will allow you to estimate the value of your home and better set your expectations on how long the sale process will take.
REPAIR AND IMPROVE -- Now is the time to do everything you can to enhance the curb appeal of your home! Tackle any necessary repairs, paint walls neutral colors and replace out of date or damaged light fixtures and appliances. Don't forget to clean the blinds and windows -- buyers can't enjoy the views if the windows are dirty!
BE REALISTIC -- Historical information about the local market is backward looking, only the time will tell what your home will actually sell for. Set realistic expectations on the price and timeframe you want the sales process to take, be ready to adapt your strategy as market conditions change.
