5 Tips All Buyers Should Consider BEFORE Starting Their Home Search

What follows are 5 tips that ALL home buyer should consider before starting their home search:

  1. GET YOUR CREDIT IN SHAPE -- Check your credit history, especially if you are a first time home buyer.  Carefully review your credit report with your lender and make a plan to correct any inaccurate information.  You can order one free credit report each year - order yours by going to AnnualCreditReport.com.

  2. GET PREAPPROVED -- Work with your lender of choice to get preapproved, carefully reviewing your current financial situation will set your expectations on how much home you can afford.

  3. ESTABLISH YOUR BUDGET -- Regardless of how you are paying for your home (cash or financing) setting a realistic budget will help you focus your home search and find a great home within your price range.

  4. MAKE A LIST -- Buying a home is a process of elimination NOT a process of selecting the perfect home.  Create a list of must haves (ranked in priority order) and deal killers.  Having these two lists will help you quickly and objectively narrow your search.  Don't forget to think about your future needs too!

  5. RESALE -- Most home owners live in their homes for 9 years (NAR Profile of Home Buyers and Sellers 2013).  Your intention may be to purchase this home as a long term investment but don't forget to keep in mind one day you WILL sell it.  Keeping in mind the future resale value of your new home will make your future self very happy and much less stressed when it comes time to sell.
