Chose a full service Realtor who will give you the benefit of their expertise and marketing skills. Choosing a realtor for discounted commission does not mean you will net more proceeds from your sale. More often than not discounted commission means you get less. There is much more to effectively selling your home than listing it in the MLS. Without a full service Realtor extending their full service marketing efforts you will likely end up getting less for your home. Homes which are not properly prepared, photographed, staged (if appropriate) and marketed will likely get fewer showings, fewer and lower offers.
If you want top value your home needs to be in top condition. This may mean painting, repairing or replacing outdated items, upgrading cabinets, countertops and fixtures to the current standard finishes. Making sure all major systems are in good working order. Most of us love our homes which is why we live in them. What we like about our homes may not be what will bring value on the marketplace. A Realtor can advise which things should be done to your home to bring you the best selling price. Homeowners often sink money into things they think will get them more money only to find that the money would be better spent elsewhere.
Pricing your home properly will get you the most money the quickest. Homes which are priced at market value will be considered by about 60% of the buyers in the market. Homes which are overpriced are only considered by about 10% of the buyers in the market. Pricing high to “leave room to negotiate” does not get you more money it gets you fewer showings. Fewer showings means fewer offers and less competition which ultimately typically means less money in the end.
