As anyone in real estate knows, location means EVERYTHING .

Newcomers to Denver often quickly hear about neighborhoods such as Capitol Hill, RiNo, Highlands or Cherry Creek, but many don't know the term 'Golden Triangle'. 

When I moved to Denver 23 years ago, the 'Golden Triangle', wasn't very golden... in fact I would say it was more on the rusty side, but it's a sweet spot developers quickly latched on to once the new Denver Art Museum and library were built. 

Border between Speer, Colfax  and the major Lincoln and Broadway one-ways, this neighborhood has dramatically shifted away from tiny row homes to luxury high-rises. 

Some friends that live in the neighborhood love that they can shoot up Speer to the Highlands or down South Broadways as well as its a short distance to the 16th St. mall shuttle.  The downsides? It doesn't have quite as many restaurants as some urban hipster prefer, and sometimes it does get very congested, specially if they are doing fundraiser runs or events at Civic Park. 

As of 3/6/17, there are currently 17 properties that are active.  The highest one is listed at $1,535,000 which makes the 3 lowest ones seem like a fair value, at $350k, $329,900 and $340k.
